Why do frozen pipes often leak only after they thaw?

What did the February 2021 freeze do to Texas homes?
The storm of February 14 to 18, 2021 brought some of the coldest weather recorded in Texas since 1883, and over 500,000 insurance claims were filed statewide, about 85 percent of them residential. State Farm said most of its Texas claims were frozen and burst pipes, concentrated around Houston and Dallas-Fort Worth.
Those figures come from industry and news tallies, with S&P Global Market Intelligence reporting insured losses above $8 billion and a Texas Department of Insurance count cited by Spectrum Local News. A survey found about 16 percent of Texas residents said their pipes froze and burst.
It was a regional event that reached the south metroplex, and no figure here is a Mansfield count. A prepared shut-off valve is worth more than any promise of speed when a freeze reaches a whole region at once.
Does homeowners insurance cover frozen pipe damage?
A standard homeowners policy often covers sudden and accidental damage such as a pipe that freezes and bursts, but your insurer decides under your own policy. Some policies expect you to have kept the heat on or taken reasonable steps. Check your policy, call your insurer early and keep photos and receipts.
The crew can give you moisture readings and photos for your claim. It cannot negotiate for you or absorb your deductible, and Texas law keeps contractors from acting as public adjusters.

None of these steps is a guarantee, and a long power outage can defeat all of them. If the freeze is deep and lasting, shutting off the main and draining the lines is the safest move for a house that will be empty.

Why is drying slower after a winter thaw leak?
Cold air holds little moisture, and a chilly house, a cold attic and cold materials all slow evaporation. Drying equipment works best in warm, controlled air, so the crew may heat the space or run dehumidifiers longer. Meters, not the calendar, decide when the structure is dry.
A thaw leak can also soak insulation in an unheated attic, where the water has no way to leave. Wet insulation is usually removed, as it holds moisture long after the ceiling below looks dry.
