First steps and safety

Where is the main water shut-off in a newer Texas house?

Often at a meter box in the front yard or at a valve where the line enters the house, sometimes in the garage. Many homes also have a shut-off just before the water heater. Find it now, turn it once to be sure it works, and put a note on it.

Is it safe to walk through the water?

Not if it touches outlets, extension cords or appliances, because the water can carry current. Turn off power to the wet area only if the panel is dry and easy to reach, and call a licensed electrician if you cannot do so safely. Water from a drain or outdoors should be treated as contaminated.

What should I photograph?

Every wet room, the source if you can see it, ceiling stains, damaged belongings and the damaged items' makes and models. Take wide shots and close ones, before anything is moved. Photos help the crew and your insurance company see how the damage began.

Slab homes, attics and ceilings

How do I know if I have a slab leak?

Common signs are a warm spot on the floor, the sound of running water with everything off, a water meter that keeps turning, or damp flooring with no obvious source. A licensed plumber confirms and repairs it, and the crew dries what the water reached.

A ceiling stain keeps coming back. Why?

Something above is still wet or still dripping. It might be an attic condensate line that clogs again, a tank seep, a pipe joint or a roof leak that only shows in some storms. Drying the ceiling does not fix the source, so have the source traced as well.

Does an upstairs laundry leak damage the room below?

It can. Water travels along the framing and drops through the ceiling, so a washer hose that fails upstairs may show up as a stain, a bubble in the paint or a damp wall downstairs. The crew checks the wall cavity and the ceiling before the carpet.

Drying, mold and timing

How long does drying take?

It depends on how much water, which materials and how humid the week is. A small clean-water leak can be dry in a few days, and a bigger one takes longer. The readings decide when the equipment leaves, and the crew does not promise a number of days up front.

What does the 24 to 48 hour guideline mean?

The EPA advises drying water-damaged materials within 24 to 48 hours to limit mold. It is a guideline, not a deadline, and mold can still have started inside materials that dried in that window, so check wall bases and ceilings for odor or staining later on.

Can one company test for mold and remove it in Texas?

Not on a larger job. Texas licenses mold assessors and mold remediators separately, and one license holder may not do both on the same project. At 25 contiguous square feet or more, expect an assessor to write the protocol and a different company to carry it out.

Can I clean a small patch of mold myself?

The EPA says an area of less than about 10 square feet can usually be cleaned by the homeowner, and Texas does not require a license for remediation below 25 contiguous square feet. Fix the moisture first, and wear protection. Call a professional if it keeps returning.

Costs and insurance

What decides the price of water damage restoration?

The wet area, the water category, the materials, how long the water sat and how many drying days are needed. A closet-sized puddle and a whole wet floor sit at opposite ends of the scale. The emergency-stage price is explained and approved before the equipment runs.

Does insurance cover a burst pipe, a slab leak or a flood?

It varies by policy. A standard homeowners policy often covers sudden and accidental pipe breaks, usually excludes flood and sewer backup unless you added coverage, and may word plumbing leaks under a slab and foundation damage differently. Ask your agent before you call, and read the policy.

Should I sign anything before the insurer has seen the damage?

Freeze, hail and creek water

Why do pipes leak after a freeze, not during it?

Ice can split a pipe while it blocks the flow, so the water only runs once the pipe thaws. Attic lines, exterior walls, garages and hose bibs are the usual failures. Close the main as soon as you hear running water and call a plumber.

My roof took hail. Is the water inside my problem or the roofer's?

Both. A roofer repairs or replaces the roof, and the crew can tarp an opening to stop more water and dry the wet insulation and ceiling below. Photograph the ceiling and the tarp for your claim before repairs start.

Can creek water or flash flooding be dried like a pipe leak?

Parts of it, yes, but creek water is Category 3 and porous materials such as carpet, pad and wet drywall are usually removed rather than dried. Ask your insurer about flood coverage, which is a separate policy, and note that a new federal flood policy generally has a 30-day wait.
